This week's read: Looking back on the highest (and lowest) priced areas to buy in 2021
What areas of the metro had the highest home sale price? The lowest? From Evergreen to Bennett and from Longmont to Castle Rock, 99 zip codes in total were considered, representing the greater metro area.
In addition to the rankings, I attempted to add some rationale as to whether the sale price was a factor of how much buyers are willing to pay per sq ft, home size, or both.
Boulder reached a new milestone with the first (and second) zip codes to crest $1 million for median home sale price
9 of the 16 highest priced zip codes are concentrated either in Boulder or Denver county
Of the 7 non Boulder/ Denver zip codes, 6 make the list primarily based on their larger homes being sold (more bang for your buck)
Evergreen is of particular note, as it is the only zip to top the charts in both price per sq ft as well as total house size
Hard to believe, but we still have one area of town, the Dayton Triangle between Denver and Aurora, where the median price to buy is below $300 thousand. It helps that sales in this zip code almost entirely consist of attached units (condos, townhomes, rowhomes, etc.), with only 8% of its sales being detached single family homes.
Looking to buy a bigger house and still pay a low cost per sq ft? Bennett, Fort Lupton, Wattenberg, Brighton, Commerce City, and Lochbuie are your best bet. All share the common denominator of being on the east fringes of the greater metro area.
If you're ok settling for a smaller house, Aurora still shows plenty of sales of attached homes at a lower price point.
